Arrival and Depature
Arrival and departure times can vary between the individual objects. You will receive the exact time with the booking confirmation and reminder email. The object is to be handed over to the landlord or agent cleaned and in the same condition as when you took it over. Cancellation and cancellation conditions Changes and cancellations up to 31 days before arrival are free of charge. Changes and cancellations within 31 days will be charged at 100% of the total price. Cancellation must be made in writing.
Contract, deposit and balance payment
All payments are made by credit card or instant bank transfer. The accommodation contract is concluded between the guest and Pelo-Invest GmbH. After the booking request has been made, the guest receives an offer or confirmation. As soon as the guest confirms this offer, the Lessor will send a booking confirmation with the amount and date of the payment amounts to be paid. Only after receipt of the payment is the accommodation contract binding both for the guest and for Pelo- Invest. Should it not be possible to make the payment due to short-term bookings, the reservation confirmation is binding in this case. For the processing of the payments your registered credit card data or the data of the immediate bank transfer will be used. 100% of the overnight price 31 days before arrival. The local tax, flat rate for cleaning and laundry or the deposit are due 14 days before arrival. The deposit is released or credited within the first 7-12 working days after departure or after inspection of the object. ATTENTION: Without the deposit, no keys can be handed over. A deposit in cash is unfortunately not possible.
Animal keeping
Animals may only be brought into the accommodation establishment with the prior consent of the owner and, if necessary, for a special fee. The contractual partner who takes an animal with him is obliged to keep or supervise this animal properly during his stay or to have it kept or supervised by a suitable third party at his expense. Costs may arise.
Rights of the contracting party
By concluding an accommodation contract, the contractual partner acquires the right to the usual use of the rented rooms, the facilities of the accommodation company, which are accessible to the guests in the usual manner and without special conditions. The company Pelo-invest GmbH reserves the right to terminate the contract with immediate effect and to expel guests from the apartment without reimbursement in case of non-compliance with the house rules or other behaviour.
General information
The lessee is obliged to report all defects and damage that occurred during the rental period without delay. On departure, the tenant must hand over the property in the same condition as it was received on arrival. The tenant is fully liable for any damage caused by him/her. The costs for cleaning must be paid by the tenants. If the usual final cleaning is not sufficient, the costs incurred over the usual cleaning will be charged to the tenant. Any costs incurred may be deducted from the deposit paid without the tenant's consent. If the costs of the damages are higher than the deposit, the remaining amount will be charged additionally, the deposited credit card may be charged with the damages 48h after check out.
Take- over - handover apartment
On arrival the object will be handed over to the tenant cleaned. By means of an authorized message you will receive the code and box description for your key box on your mobile phone number and at the same time to your e-mail address on the day of arrival at 16.00 hours. An earlier check-in is unfortunately not possible. The check-in takes place directly at your booked object. You will receive an exact and supplementary explanation by e-mail 5 days before arrival. The apartment as well as the parking lot have to be left at the latest by 09:30 am on the day of departure. A check-out at a later time is unfortunately not possible. If the check-out is requested at the latest at 9:00 a.m.), the accommodation provider is entitled to charge a special fee for this. The accommodation provider can also refuse these services for operational reasons. The Proprietor shall be entitled to invoice or interim invoice its services at any time.

Duties of the contract
The contractual partner is bound to pay the agreed-upon booking compensation plus possible additional fees accruing from additionally ordered services by him and/or the guests accompanying him plus statutory value-added tax at the time of departure at the latest. RIGHTS OF THE ACCOMMODATION PROVIDER If the Party refuses to pay the agreed remuneration or is in arrears with it, the Proprietor shall be entitled to the statutory right of retention pursuant to § 970c of the Austrian Civil Code (ABGB) and the statutory right of lien pursuant to § 1101 of the Austrian Civil Code (ABGB) on the items brought in by the Party or the Guest. Furthermore, the Proprietor (Pelo- invest GmbH) is entitled to this right of retention or lien to secure its claims arising from the Accommodation Agreement, in particular for meals, other expenses made for the contractual partner and for possible claims for compensation of any kind. If services are requested in the room of the contract partner or at unusual times of the day (after 5 p.m. and before 9 a.m.), the Proprietor is entitled to demand a special fee for this. The Proprietor may also refuse these services for operational reasons. The Proprietor shall be entitled to invoice or interim invoice its services at any time.
Obligations of the proprietor
The hotelier is obliged to provide the agreed services to an extent corresponding to its standard. Special services of the accommodation provider that are not included in the lodging fee and that are subject to labelling must be identified in the accommodation establishment.
